U.S. Hotel Pipeline Continues To Grow

According to the April 2011 STR/ McGraw Hill Construction Dodge Pipeline Report, released earlier this week, there is over 3,000 total active U.S. hotel development projects underway. These numbers reveal good news—that the existing hotel room supply continues to grow. The report states that 322,423 hotel rooms are currently in the planning stages or under construction, as the poll does not factor in projected buildings in pre-planning phases.

This comes after disconcerting lows earlier this year. In January 2011 the pipeline bottomed out at 317,157 hotel rooms. But the most recent report provides hope that the new construction of hotels may be ready for a recovery. Though this April’s report shows a12 percent decline from 2010 and a 31 percent decline from 2009, the totals are encouraging compared to where the market was at the beginning of this year.

The newest findings also explain that the present numbers might be a result of building decisions made in 2007 through 2009. The overbuilding of hotel rooms during that time period produced the consequential lag in recent years. Despite the positive turn, the total hotel rooms in construction will continue to decline until the planning stage picks up—and this is currently being restricted by limited access to financing.
